The land that would become Bodley Road was owned by Merton College, Oxford and by 1925 it was ripe for development. Over the next few years Merton began to develop the estate, taking great care to ensure that the quality of the housing was kept high by including an a variety of restrictions on what the builders could do. In the wake of their success, they went on to attempt further development of their land in Malden parish, but the depression resulted in them selling the land to developers such as Wates.

I don't agree with the caption: Bodley Road was not even built when this image was taken and would fit-in between Thetford Road and the Kingston By-Pass. So it should be Thetford vRoad, South Lane and Environs.

I have placed some markers for ID. Seeking as I was the location of what became the Pearl Assurance Sports Ground off Windsor Avenue(now Kings College), just out of view to left.
